Capital City Redevelopment Corporation launches fund for downtown Trenton building rehabilitation

The Capital City Redevelopment Corporation (CCRC) has introduced the Trenton Revitalization Investment Fund (T-RIF), an initiative aimed at rehabilitating vacant buildings in downtown Trenton’s Capital City District. The fund will allocate up to $1.7 million for this purpose.

T-RIF is designed to encourage public and private investment in under-utilized properties, focusing on buildings with mixed residential-commercial-retail uses, mixed commercial-retail uses, or entirely commercial uses within the district. CCRC plans to act as an equity investor in redevelopment projects situated in this area.

For each selected project, CCRC and the proposer are expected to form a new business entity, with the proposer serving as managing member. The organization may invest up to $600,000 per project, while private partners must provide a minimum equity co-investment of at least $200,000.

According to CCRC, “By becoming an equity investor in private redevelopment projects, CCRC will be furthering its missions and goals to increase the residential population of the Capital City District, increase demand for local businesses, increase the city’s tax base, and activate vacant buildings.”

Details about how to propose investment opportunities are available on the CCRC website through a Notice of Investment Opportunity. This notice explains how proposals will be evaluated and outlines partnership agreement processes and other program details.
