Newmark Associates has announced the completion of several new office transactions at 695 Route 46 in Fairfield, increasing the building’s occupancy to 85%. The company reported on Tuesday that it closed the fourth quarter of 2025 with a long-term lease agreement for Neds Home Inc., which will occupy approximately 18,000 square feet. The space will be used for general administrative offices and as an operations center.

Neds Home Inc. was seeking a long-term leasing solution that provided flexible terms, access to highways, ample parking, and efficient management. According to Newmark Associates, the property at 695 Route 46 met all these requirements. Helene Elbaum, Managing Director, and Jeannette Melillo, Vice President of Newmark Associates, represented both the tenant and landlord in this transaction.

Newmark Associates is based in Cedar Knolls and is celebrating its 40th anniversary as a commercial real estate brokerage firm in New Jersey. It is certified as a woman-owned business by the Women’s Business Enterprise National Council (WBENC) and is a founding member of CRESDA (Corporate Real Estate Services, Diversity Associates), serving corporations nationwide.

The firm is also a member of the New Jersey Business & Industry Association (NJBIA). NJBIA functions as the largest statewide employer organization in the United States and represents businesses from sectors such as manufacturing and services.
