New Jersey strengthens housing safety laws after Surfside tragedy

Governor Phil Murphy has enacted new legislation aimed at enhancing the structural integrity of residential housing in New Jersey. The bill, known as S2760/A4384, introduces additional procedures for inspecting and maintaining the safety of condominiums and cooperatives across the state.

Governor Murphy emphasized the importance of preventing tragedies similar to the Surfside, Florida collapse. "Today we underscore that we will continue to do everything in our power to ensure that no New Jersey community has to endure the tragedy that befell Surfside, Florida just a few years ago," he stated. He highlighted the need for families to feel secure in their homes.

The Department of Community Affairs (DCA) supports this initiative with its team of building code experts. DCA Acting Commissioner Jacquelyn A. Suárez noted, "The legislation Governor Murphy signed into law today will fortify the State’s longstanding commitment to structurally safe residential housing by ensuring stringent structural inspections and the ongoing maintenance of structural integrity."

Senator Singleton referenced past incidents as a catalyst for change: "Over two years ago, 98 lives were tragically lost in Florida due to the collapse of a multifamily housing structure." He believes strengthening construction codes and conducting expert inspections will enhance safety.

Senator Linda Greenstein echoed these sentiments, stressing that improved inspection standards will protect residents from potential structural failures during extreme weather or other events.

Assemblywoman Yvonne Lopez pointed out that regular inspections are crucial for safeguarding residents' daily lives. Assemblyman Benjie Wimberly added that financial provisions are necessary for real estate developers to address any required upgrades.

Ed San George from the Community Associations Institute – New Jersey Chapter praised the collaboration with legislators on this issue. He remarked on the importance of timely inspections and maintenance to avoid costly repairs due to aging buildings.

This legislative move marks a significant step towards preventing future tragedies similar to those experienced elsewhere in the country.
