The Jack and Sheryl Morris Cancer Center, currently under construction in New Brunswick, has been recognized as one of the 20 largest office buildings in the U.S. office pipeline. This ranking comes from CommercialCafe, an organization that monitors market and industry trends.
In New Jersey, 0.7% of the current commercial real estate stock is new office space, equating to 1.4 million square feet under construction. The state's largest project is the Jack and Sheryl Morris Cancer Center, a 520,000-square-foot facility owned by RWJ Barnabas Health and expected to be completed later this year.
The Cancer Center holds the 17th position on the list of the largest new office building projects in the United States. Leading this list is JP Morgan's new global headquarters in Manhattan—a skyscraper known as 270 Park—which spans 2.5 million square feet.
Across major U.S. markets, approximately 51 million square feet of office space are being developed—half of what was in progress during 2024. The volume of new construction remains at its lowest level in a decade due to increased remote work following the pandemic and modest growth in office jobs.
Despite this trend, Boston continues to lead with 7.3 million square feet of office space under construction, although its total volume has decreased by 50% compared to last year. In San Francisco, projected output has reduced from nearly seven million square feet in 2024 to three-and-a-half million for 2025, with much growth occurring around San Mateo County.
While most large projects are traditional offices, five life sciences projects also made it onto the list alongside two research and development spaces and a creative office—all primarily located in Boston, Philadelphia, and New Jersey.
Boston's IQHQ Fenway Center stands out as a significant life sciences project with its upcoming delivery slated for mid-2025; it will form part of a green-energy-oriented mixed-use development spanning over one million square feet.
The Jack and Sheryl Morris Cancer Center will be New Jersey's first freestanding cancer facility offering comprehensive oncology care services provided by Rutgers Cancer Institute along with RWJBarnabas Health under one roof—significantly improving patient access to care through ten state-of-the-art laboratories where scientists develop treatments directly applicable within clinical settings.
